Who we are

This website, aarymholdings.com, is operated by Aarym Holdings LLC (“Aarym Holdings,” “we,” “us,” or “our”), a limited liability company doing business in the Dallas–Fort Worth metroplex, Texas.

We are a real estate investment company. We purchase residential and small multifamily property for our own account, renovate and resell property, and connect property owners with cash buyers in our network.

Agreement to these terms

By accessing this website, submitting the property form, or otherwise contacting us through this site, you agree to these Terms & Conditions. If you do not agree with any part of them, please do not use this website.

You must be at least 18 years old and legally able to enter into a contract to use this site.

What this website is — and is not

This website is an informational and lead-intake tool. It describes what we buy and how we work, and it lets you send us information about a property.

Nothing on this website constitutes an offer to purchase any property. Figures, timelines, price ranges and process descriptions are general illustrations of how our transactions typically run. They are not promises, appraisals, valuations, or commitments, and they do not create a binding obligation on either of us.

An actual offer from Aarym Holdings exists only when it is made in writing and signed by an authorized representative of Aarym Holdings.

We are not a real estate brokerage

Aarym Holdings LLC is not a licensed real estate broker or sales agent, and we do not act as one. We do not list property, we do not market property on your behalf, and we do not represent you or any other party in a transaction. No agency relationship or fiduciary duty is created by your use of this website or by any conversation with us.

When we buy, we buy as a principal for our own account. When we sell or assign our interest in a purchase contract, we are selling our own equitable interest in that contract — not the property itself as an agent for the owner.

You are always free, and encouraged, to engage your own licensed real estate agent, attorney, or other advisor to review anything we send you.

No professional advice

Nothing on this website or communicated by us is legal, tax, accounting, financial, investment, appraisal, or real-estate-brokerage advice. Property values, repair estimates, closing timelines and tax consequences vary by property and by person.

Consult your own qualified professionals before making any decision about your property.

Information you submit

When you submit the property form you are telling us, and we rely on you being accurate, that:

• The information you provide is true and complete to the best of your knowledge;
• You are the owner of the property, an authorized representative of the owner, or otherwise legally entitled to discuss selling it;
• The contact details you give us are yours, and you are authorized to receive communications at them.

We may verify what you tell us against public records, including deed, tax, lien and permit data, and against our own inspection of the property.

Do not send us confidential documents, government identification numbers, bank details, or payment information through this website. We will never ask for them here.

Permission to contact you

By giving us your phone number and submitting the form, you agree that Aarym Holdings and people working on our behalf may contact you about your property and your inquiry by phone call, text message (SMS), and email — including through automated or pre-recorded means where permitted by law — at the number and address you provided.

Consent to these communications is not a condition of selling us your property. Message and data rates may apply. Message frequency varies.

You can stop them at any time: reply STOP to any text message, tell us on a call, or email us at the address in section 19. Opting out of marketing messages does not stop communications necessary to a transaction already underway.

No obligation, and no guaranteed offer

Submitting your property does not obligate you to sell, and it does not obligate us to buy or to make an offer at all. We decline properties routinely — for condition, location, title problems, or price expectations we cannot meet.

We do not guarantee that any offer we make will be the highest price obtainable for your property. An offer from us reflects speed and certainty of closing in as-is condition; a traditional listing with a licensed agent will often net a seller more money over a longer timeline. You should compare your options.

How an actual purchase happens

If we do move forward, the transaction is governed entirely by the written purchase agreement we both sign — not by this website and not by these terms. Where that agreement and these terms conflict, the purchase agreement controls.

Earnest money, when we put it up, is deposited with an independent title company, not with us. Closing takes place through that title company, and is subject to title review, survey, inspection, and the contingencies written into the agreement.

Assignment of contracts

We may assign our rights under a purchase agreement to a third-party buyer rather than closing in our own name, and we may earn a fee for doing so. This is a normal part of how we operate and it will be disclosed in the purchase agreement itself.

Where Texas law requires us to disclose that we are selling or assigning an equitable interest in a contract rather than the property itself, and that we do not hold a real estate license, we make that disclosure before entering into the agreement.

Third-party services

This website relies on third-party services to function, including a form-delivery provider that transmits your submission to us, a web font provider, and our hosting infrastructure. Those providers process your submission under their own terms and privacy practices.

We may also link to third-party websites. We do not control them and are not responsible for their content, accuracy, or practices.

Intellectual property

The design, text, layout, graphics and code of this website are owned by Aarym Holdings LLC or used with permission, and are protected by copyright and other laws. You may view and print pages for your own personal, non-commercial use.

You may not copy, republish, scrape, or reuse the content of this site for commercial purposes without our written permission.

Acceptable use

You agree not to:

• Submit false, misleading, or automated form entries;
• Submit information about a property you have no right to discuss;
• Use this site to harvest contact details, or to send unsolicited marketing to us;
• Attempt to probe, scan, overload, or gain unauthorized access to this site or its infrastructure;
• Use the site for any unlawful purpose.

We may refuse service, block access, and discard submissions at our discretion.

Indemnification

You agree to indemnify and hold harmless Aarym Holdings LLC and the people listed in section 15 from any claim, demand, loss, or expense — including reasonable attorneys’ fees — arising from your misuse of this website, your breach of these terms, or your submission of information you had no right to provide.

Governing law and venue

These terms are governed by the laws of the State of Texas, without regard to its conflict-of-laws rules. Any dispute arising out of or relating to these terms or this website will be brought exclusively in the state or federal courts located in Dallas County, Texas, and you consent to the jurisdiction of those courts.

If any provision of these terms is held unenforceable, the rest remain in full effect.

Changes to these terms

We may update these terms at any time. The effective date at the top of this page shows when the current version took effect, and continuing to use the site after a change means you accept the updated terms.
